DECORATING IS NOT FOR SISSIES!
That's right. Decorating is for those who want to maximize proffits! Now, If your investing style is to assign contracts to other investors, decorating is a waste of time and money. But, If you are like me, and find yourself needing to attract as many buyers as possible, a little decor can make a big difference! A couple items (candle, towels, picture and curtain) from Ross and this nice bathroom looked like a model. Cost was about 25 bucks!
The place settings with napkins and the drapes were about $45 at Ross. The chairs were IKEA - $20/ea, the table was $70 at a local clearance center. The picture, bench and tiered baskets were Big Lots. The result was a really nice formal dining room for under $300. This was the frist room buyers saw and it was important to make a good impression!
Ross and Big Lots gave this 3/4 bath some color to contrast with the brown and beige. Total cost was about $90 for towels, shower curtain, artwork and other decor. Bathrooms sell houses!
This ski condo was plain Jane until we scored some inexpensive furnishings from a local outlet and added candles, pillows and framed prints from Big Lots. Notice all earth-tones here. The rustic lamp and the curtain idea came from Lowe's. Ski areas and beach areas where I have invested cater to out of town, 2nd home buyers that want to have a nice place to visit but don't want to move furniture and shop for wall art. A furnished oasis will always sell better than an empty box. Total cost: about $900.
Ross for the bedding and artwork. Lowe's for the lamp. K-Mart supplied the stacking tables. We also painted the wall behind the bed a nice soft sage for accent. It is simple and uncrowded but so much more appealing than four empty walls and carpet. Cost: $275
A couple fake plants came from Big Lots and the basket and spices came from Ross. The little focal points of burgundy and green make a sterile space much more inviting. As you can also see, there are no toasters or coffee makers to clutter the counters. This decor was only about fifty bucks.
This simple rustic desk ($100) and chair ($40) helped define a blank space but are also small enough not to crowd the little room. Plant, Lamp, candle and mirror were Big Lots and Ross ($95).
